The very strong Austin-Central Texas real estate market continues.  A “HOT” market to say the least.  Comparing June of this year to that of last year we see increases in total sales, average sold price, and median sold price, of 8%, 7% and 8% respectively.  Inventory (active listings) was down 22% to the point that we are beginning to hurt for sufficient availability.  Average number of days on the market during June was down to just six weeks.

Overall statistics for the first six months of 2013, compared to the same period of 2012, are
for the most part a mirror image of June results with average sold price nearing $300,000 for the six month period.  Median price was at $224,000, and total sales up an impressive 19%. Available inventory and days on the market were both down 25%. 
The continued, rapid growth in Austin’s population is placing heavy demand on available properties and limiting buyer options.  Multiple offers and offers above asking price are becoming commonplace.  These factors are contributing to ever increasing home prices.
