First Quarter (Jan-Mar) Plus April Statistics




Our local real estate market, which never did see the downturn most of the country has been experiencing, continues to surge.  Consider the first quarter results below.  Sales were up a very
solid 24% compared to the same time period in 2012.  Available inventory (active listings) down 26% leaving us with roughly just a two and a half months supply of homes.  Average and median price of homes sold were both up 9% compared to 1st quarter 2012.  And average days on the market just over two months, down 20% from the previous yearís 1st quarter.

Next take a look at Aprilís comparison.  Sales up an amazing 32%.  Average sales price up 15% to well over $300,000.  Available inventory down 25%, and days on the market down 28%, to now less than two months.  These factors have combined to make multiple offers on listings now commonplace.  And in many cases homes are selling above the list price as buyers compete in a limited inventory market.  Included in the mix is Austinís steady population growth which has teamed with the historically low interest rates to help fuel this exceptional market.
