2013-2012 Year-End Comparison




This past year was another strong one for the Austin-Central Texas real estate market
as 2013 saw further gains in sales, as well as average and median sold prices.  Average number of days on the market was down 28% to only 50, as available inventory has shrunk to record lows.  Today we have only about a 60 day supply of active listing.

The Greater Austin area population continues to grow at a rapid pace.  Estimates are anywhere from 75 to 150 new people per day, depending on the source.  This trend, which is expected to continue for the foreseeable future, is placing heavy demand on available housing and limiting buyer options.

The close of 2013 reflects the average price of an Austin area home to be at $290,637,
up another 7% from 2012, which itself was a very strong year.  All indications are that 2014 will offer more of the same.
